Wake County Public Schools Leesville Road Campus
HEAPY was engaged by Wake County Public Schools to provide commissioning services for the Leesville Road K-12 Campus HVAC Renovation Project. The campus includes an Elementary School, Middle School, High School, and a High School Annex Building. The project upgrades included HVAC and control upgrades for the entire site, excluding the Annex Building. The affected project area is approximately 396,700 SF of the 485,000 SF campus.
The project construction and commissioning phases started in the Elementary School, then headed into the Middle School, and then into the High School. Replacements started in the late Spring of 2022. Due to several project delays with the supply chain, much of the construction completion ended in the late summer of 2022. The control system upgrade was completed in the Fall of 2022.
Due to the compressed construction timeline, the team was able to perform point-to-point verification and major sequence validations before students occupied the building by directly completing validations after the contractors signed off on each system, rather than by building. This concurrent testing schedule allowed for occupant move-in without major interruptions to the facility, students, or staff ensuring that cooling and outdoor air ventilation was provided to all occupants. Upon full completion, the central plant underwent a full re-commissioning process to validate system performance after the Niagara AX System had been upgraded to a Niagara N4, and to note any major anomalies from new AHUs or piping systems.
As a part of the project, HEAPY installed a continuous data monitoring device that collects building automation system data in parallel with the building automation system and connects to a secure database. HEAPY monitored system performance throughout the warranty period to watch for equipment failures and drifts, to help provide insight on corrective actions on warranty items, and to provide system performance reports to the team.
New Systems Commissioned:
62 Air Handling Units, 18 Variable Air Volume Terminal Units, 18 Four-Pipe Fan Coil Units, 18 Hydronic Unitary Heaters, 109 General Exhaust and Ventilation Fans, Four Ductless Mini-Split Systems, Kitchen Coolers and Freezers, Interior and Exterior Lighting Control Contractors, and Niagara N4 Building Automation System and Integrations.
Re-commissioning of Central Plant:
Two 800-ton Water-Cooled Centrifugal Chillers, Two Variable Volume Cooling Towers, Five Chilled Water Pumps, Two Condenser Water Pumps, Two Plate and Frame Heat Exchangers for Water-Side Economizer, Two Heating Hot Water Boilers, and Five Heating Hot Water Pumps.
