Our Raleigh office is proud to announce that we have achieved LEED Certification through the LEED ID+C: Commercial Interiors v4 rating system. The 5,000 SF office space at One Glenwood in the Block 83 incorporates an open office concept with private offices and conference rooms, with an excellent view of Downtown Raleigh and Dorothea Dix Park. The office is in the growing Glenwood South district which provides access to many diverse restaurants, markets, medical offices, and places of worship.

“We are thrilled to be able to continue living our propose of building a more sustainable, well and resilient society by working with the project teams to achieve LEED certification,” said Nick Pavlak, Regional Project Manager Building Optimization Practice. “The commercial real estate market in downtown Raleigh is growing at a fast pace and the constraints of time, cost, and schedule are often perceived to be a hindrance to obtaining LEED certification. We hope that our success demonstrates that implementing these best practices is not a risk, but a benefit to our local community.”

HEAPY achieved LEED certification by implementing practical and measurable solutions aimed at achieving high-performance in sustainable and energy efficient design.

Heritage Properties designed the facility with practical sustainability in mind, which our teams accentuated with a focus on overall site development and location, biophilic design, and maintaining quality views of the surrounding landscape. Additional sustainable practices were integrated throughout the office space, including individual control task-lighting and the installation of a smart lighting control system.

The team collaborated with the local lighting control experts at Cree to install a Smartcast Lighting control system that uses a combination of wireless controls and Power-Over-Ethernet (POE) lighting and controls. The POE zones use a single cable for both data and electrical power, which provides cost savings and reduced energy consumption. The lighting control system also allows for adjustable lighting levels for each zone, variation of light fixture color (temperature), automatic daylight harvesting adjustments, and built-in energy and space occupancy analytics.

Collaborating with the Heritage Properties Team, HEAPY deployed an Independent Data Layer (IDL) platform from Onboard Data to automatically collect, collate, and apply Haystack schematic data tagging to be used in the commissioning and monitoring-based commissioning processes. The automatic collection and organization of the building automation data helped our commissioning team validate system performance, diagnose issues in real time, and utilized open-source technology to create building system dashboards and visuals for ongoing monitoring.

This is the third LEED certificated project in the Downtown Raleigh area under LEED V4. The LEED rating system, developed by the U.S. Green Building Council (USGBC), is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance. LEED certification is highly regarded in the architecture and design industry.
