HEAPY provided master planning services to review 50 to 60 existing dormitories on campus, totaling over 7,000 beds. The analysis included an assessment of the conditions of the MEP systems, followed by a recommendation based on the life expectancy of equipment, code requirements, and comparisons to new dormitories being built in the country. HEAPY also evaluated the potential costs for any of the renovations that were suggested.

HEAPY concept and estimated all the new utilities required to support the renovation and construction. The utilities included: steam, chilled water (with expansion to two existing chillers plants), new central cooling with geothermal, primary electric, fiber optic cabling, water, storm, and sanitary.

The overall scope of the master plan is to add up to 2,000 new beds and renovate all of the existing dormitories with a total budget of $650 million over 20 years. The construction is divided into three phases, with phase one being $300 million in the first five years and the remaining two being $350 million over the last 15 years.

HEAPY was awarded Phase One of the Master Plan. It includes:

  • $300 million total construction cost
  • $25 million in infrastructure improvements
  • 2,000 new beds, four new buildings
  • 13 existing buildings to be renovated
  • Over 800,000 SF of construction
  • Add air conditioning to the existing buildings
  • New 800-ton geothermal central plant for new buildings
  • Room occupant control system for lighting, HVAC, and receptacles
